Ensure underneath systems remain serviceable without dismantling framing.
A wooden or composite deck is being framed and built off the back of the house.
Basement windows, HVAC units, foundation cleanouts, and dryer vents.
Look at the exterior wall of the house where the ledger board will attach. Are there any pipes, vents, or access panels below the deck line?
A low-clearance deck (less than 3 feet off the ground) makes anything underneath it physically impossible to reach for an adult.
If you build a low deck over a dryer vent, it cannot be cleaned, creating a fire hazard. If you build over a sewer cleanout, plumbers cannot snake the line. You will have to cut an ugly trapdoor into your expensive new composite decking.
During the design phase. Make sure the deck framing allows for access hatches over critical foundation points.
